It is prudent for the home owner to have routine roof maintenance performed on the roof at a minimum of once a year, preferably two times a year--spring and fall.

Routine roof maintenance including both roof membrane and flashings is recommended regardless of whether or not the roof is warranted.

Millions of dollars a year are spent on reroof and roof maintenance that may have had years of life left in them. Owners today recognize the importance of the investment they have made in protecting their building and its contents from damage, both in terms of roof cost, its replacement value of interior furnishings and stock.

Even though a manufacturers or contractors warranty was probably issued upon completion of your roofing project, the building owner continues to be responsible for proper roof care and maintenance.

Owners are now routinely implementing scheduled reroof inspections and maintenance programs. Extending the service life of your roof saves you money and eliminates dealing with leakage and other rooting problems. A reroof maintenance program is a preventative or corrective procedure taken to restore a roofing system to a watertight condition. American Quality Roofing offers maintenance contracts on residential properties.

As part of a roof maintenance agreement, a professional roofing consultant can perform periodic inspections and recommend that minor problems be corrected before they become troublesome. A report of the general roof condition is submitted to the building owner after each inspection, with recommendations for immediate and future action needed.

A maintenance agreement in the form of a contract between the building owner and a reroof contractor for a specified period of time should be implemented.

Generally, roof systems are not designed for roof traffic other than that required for maintenance services performed by a trained professional. If regular foot traffic is planned for a roof, provisions should be made for a properly installed roof walkway system.

SCHEDULED BI-ANNUAL INSPECTIONS

The key element of any roof maintenance program is regular roof inspection and immediate attention to all identified problems.

Every spring and fall a professional who understands the design of your roof system should inspect the roof. The spring inspection may detect signs of deterioration and items that are in need of corrective action prior to our regions rainy season. This is a good time to document the condition of the roofing system in the event of strong wind conditions that accompany the tropical weather systems that pass South Florida. This documentation will also play a key roll should an insurance claim be necessary. The fall inspection to assure that the roof did not sustain damage due to high wind or wind uplift separation. Special inspections are recommended following extraordinary situations such as:

•New construction or equipment installed on roof.
• Unusual weather conditions, such as hail, high winds, unusually heavy rainstorms or other weather phenomenon.
• Vandalism or any other known damage to the roof.
